  • The duration of the planning permission process can vary depending on the complexity of your project and the local authority involved. In most cases, once your application is submitted, it typically takes between 8 to 12 weeks for a decision. This includes the initial validation stage, public notification period, and the full assessment by planning officers. We work closely with you to ensure all documentation is complete and accurate from the start, which helps to minimize delays and keep your project moving forward.

  • Not necessarily. Certain small-scale works may fall under exempted development regulations, which means formal planning permission may not be required. This often applies to small extensions, attic conversions, certain garden structures, boundary treatments, and minor alterations — provided they meet specific size and location criteria. During your consultation, we will carefully assess your project and advise whether planning permission is required or if exemptions may apply under current legislation.

  • If your planning application is refused, don’t worry — this does not necessarily mean the end of your project. We will review the refusal notice in detail, identify the reasons for refusal, and advise on the most appropriate next steps. This may include:

    • Amending and resubmitting the application with necessary changes

    • Providing additional information or reports to address concerns

    • Lodging a formal appeal with An Bord Pleanála (in Ireland) or the appropriate planning appeals board

A pre-purchase survey helps you avoid unexpected repair costs and ensures you are fully informed about the property’s condition. It can also strengthen your negotiating position with the seller if significant issues are identified.

  • Our pre-purchase surveys typically include:

    • Structural integrity (walls, roof, foundations)

    • Damp, rot, and water ingress

    • Roofing condition

    • Windows, doors, and external joinery

    • Plumbing, heating, and electrical observations (visual only)

    • Site drainage and boundary observations

    • Health & safety issues

    • Overall maintenance and repair requirements

    You will receive a clear written report outlining our findings.

  • Most surveys can be completed on-site in approximately 1–2 hours, depending on the size and condition of the property. The written report is typically issued within 24 to 48 hours after inspection.
